Access to a mortgage for flex workers

Thursday 8 December 2016

Our labor market is becoming more flexible. Freelancers, payrollers, temporary workers and other flex workers A mortgage also for flex workers make up an increasing share of the employed labor force. It is important that, parallel to this development, certainties also become accessible to this group of workers. An important step will soon be taken.

Actief Werkt! and eight other temporary employment agencies will join the perspective statement as of 1 January 2017. This statement should become the market standard for flex workers who want to buy a house. The statement is accepted by the largest mortgage lenders, with the option of a National Mortgage Guarantee (NHG). These are ABN AMRO, Aegon, BLG Wonen, Florius, ING, Obvion, Rabobank, Regiobank and SNS.

Trade association ABU is pleased with this expansion. Director Jurriƫn Koops: "This step is of great significance for flex workers in Nederland . Many people with a flexible contract will in the future be perfectly able to earn sufficient income. Then it is only logical that they too have access to a mortgage and an owner-occupied home. Until now, this was difficult. The lenders remove these barriers by looking at income security instead of job security. In this way, the statement contributes to the security of agency work."

How does the Perspective Statement work?

The Perspective Statement looks at the future possibilities of the flexworker to earn an income. The statement is based on an analysis of the applicant's labor market position. Lenders also value the personal judgment of temporary employment agencies to assess the future employability of the temporary worker. This includes a critical look at the resume, work experience, references, previous assessments and personal interviews. Temporary workers must have been working through the temporary employment agency for at least one year in order to be able to rely on the Perspective Statement.

Further expansion ahead

An evaluation will take place after the first quarter of 2017. If the result is good, all employment agencies can join in Nederland and other lenders can also participate in the Perspective Statement. The statement is further supported by the Dutch Banking Association and the Inteligence Group.

Wendy Konings is involved in Actief Werkt! as a Senior Flex Advisor. She is pleased with this development: "We want the best solutions for employers, but always in combination with good employership. That is now one step closer."
